Our professionals take great care in verifying and checking the legal status of the property before the sale takes place, taking care of all the formalities with the Land Registry and Town Hall. We draw up or supervise contracts of sale and purchase, coordinating and informing clients of when payments are due. We contact the financial institutions involved in the purchase, and prepare the deeds for the Notary, attending the signing and even signing with a power of attorney, in cases where clients are unable to travel. We collect the deed sand take them to the Land Registry to be processed, and will intervene if defects appear in the property. WHEN YOU INVEST IN PROPERTY ON THE COSTA BLANCA, THE LAWYERS AT GIROSADA WILL LOOK AFTER YOU Before you make an investment in property on the Costa Blanca, you need to be sure that it is not situated or linked to an area likely to be included in a planned urbanisation. We at Girosada are experts in the so-called land-grab law, known more formally as the law governing urban activity (LRAU) and have acquired much experience through our personal involvement in its practical application since it was first introduced. The LRAU came into force in the Valencia Region (which includes Alicante, Castellón and Valencia Provinces) in 1995. This law allows the owners of grouped land or non-owner developers to draw up a project for an area, building streets, sewers, water mains, telecommunications, lighting and other services, which must be paid for by the owners of land in the area. These landowners are also required to grant the necessary land to allow for the construction of streets, plazas, parking spaces, gardens etc, and to give 10 per cent of their land to the town hall ruling the area. IF THE HOUSE YOU ARE GOING TO BUY IS IN AN AREA THAT HAS RECENTLY BEEN BUILT ON, we will make sure all the expenses and urbanisation payments corresponding to your plot have been paid, applying for certificates to prove this, thus avoiding future surprises. If you want to buy a house or plot that may or will be affected, we will obtain the relevant information and can inform you of your liabilities. The long and short of it is that you will know at all times what you are buying, along with your rights and obligations, which expenses you should pay and which you should not, and have all the information you need before you sign the contract. According to HOW YOU WISH TO BUY, as a sole owner, jointly with your partner or as a company, we will carry out a study of the steps that need to be taken and their corresponding tax liabilities and advise you of the most advantageous route to take in your circumstances and according to your wishes. We will also, if you wish, prepare your WILLS, which will specify to whom you want to leave your property after your passing. |
